The market today

Q3 2026, Miami-Dade (Cushman & Wakefield): 5.6% vacancy, $15.16/SF weighted average asking rent, 1.4 million square feet of net absorption in the quarter, 2.3 million square feet under construction and roughly 15% pre-leased. Translation for owners: demand is real, but new supply arrives in 2027, so pricing and timing matter. Translation for tenants: this is the best negotiating window in several years.
